Circle C Ranch an Austin Development

Circle C Ranch, a master planned community is located in Southwest Austin approximately 20 minutes from downtown. Circle C was an old cattle ranch which Gary Bradley purchased approximately 4000 acres of and started the development around 1986. The first homes were built in 1987 and by 1989 there were about 100 homes. The city was just making plans for the north-south highway, Loop 1, to be built to reach the Circle C Ranch neighborhood. At that time Circle C was considered too far south for most people and not convenient to reach. Gary Bradley started having financial problems around the time of the Savings and Loan crisis in the late 1980’s when nearly a thousand banks failed because of under funding and mismanagement. Gary Bradley sold the land including the golf course and tennis center to Phoenix Properties. Another issue came to play when the Save Our Springs organization, an environmental group, filed suit against Bradley claiming the development endangered the Edwards Aquifer. After several years developers, Save Our Springs and the City of Austin crafted agreements directing the development of the community and by the late 1990’s Circle C Ranch was the fastest growing subdivision in central Texas.

Today Circle C has over 5,000 homes ranging from approximately $185,000 to over $500,000. Circle C Ranch also has two elementary schools located within the community. A new Middle school is planned for the Circle C area and should open within the next two years. Bowie High School is located within a mile of Circle C Ranch and is the largest high school in the Austin area. Bowie continues to be one of the highest ranking high schools in the district. The Child Development Center, located next to Kiker Elementary, has been providing excellent day care and learning activities for neighborhood children since the early 1990’s. Circle C Ranch has several amenities to boast about. The Olympic size heated swimming pool is the perfect place to be for lap swimmers, families and children. The Circle C Swim Center has a great swim program and swim team and hosts several swim meets each year. A second community pool is planned and will be located in the western part of the neighborhood. The Velloway, located near the Lady Bird Johnson Wildflower Center, is the perfect place for biking and rollerblading. This three mile landscaped bicycle track, unique in the U.S., will soon be extended an additional three miles. Slaughter Creek Park has a great children’s playscape area, several soccer fields, great hike and bike trails and a disc golf course. Circle C also has an award winning golf course located next to the community and has been attracting golfers from all over Texas for over 15 years. Escarpment Village is located just north of the neighborhood with several restaurants, grocery store, salons/day spas, coffee shop and many other retail stores. Circle C Ranch has provided a friendly environment for families for over 20 years. Home owners continue to take pride in their community which shows when you drive through the community. Escarpment Boulevard, the beautifully landscaped central entrance to the neighborhood attracts walkers, joggers and bikers who enjoy the active and outdoor lifestyle this premier neighborhood of central Texas provides.
